Passive Income in U.S. Dollars: A Guide for International Investors

For investors outside the United States, Texas real estate offers something powerful: passive income in U.S. dollars, backed by a hard asset, in one of the most stable and fastest-growing economies in the world. Here’s how it works.

Why dollar-denominated income matters

Earning in dollars protects your wealth from local currency devaluation and inflation. Your rent, your equity, and your eventual sale proceeds are all in USD — a true safe-haven position for protecting and growing family capital.

You don’t need to be a U.S. citizen

Foreign nationals can and do invest in U.S. real estate. The typical path uses an ITIN (Individual Taxpayer Identification Number). We guide you through it, and the entire process can be completed remotely.

Financing options

You can invest in cash, or use a foreign-national mortgage (generally 30–40% down). We connect you with lenders experienced with non-resident buyers, so leverage is on the table if it fits your strategy.

Taxes & repatriation

You file a U.S. return on rental income; FIRPTA withholding applies on sale and your country’s tax treaty may reduce it. Your income and proceeds are yours and can be repatriated in U.S. dollars through normal banking channels. We coordinate with cross-border tax professionals so it’s done right. (General information, not tax advice.)

Truly passive

We handle acquisition, renovation, tenants, maintenance, rent collection and reporting. You receive distributions and clear statements — without managing anything day to day.

How to start

Book a private consultation. We learn your goals, present matching opportunities, and walk you through every step from anywhere in the world.

Real estate carries risk, including vacancy, market cycles, interest rates, illiquidity and currency movement. Projections are estimates, not guarantees.
